What is a distressed property? A distressed property is one that is no longer current on its monthly mortgage payments. There are many reasons for a property to become distressed. Buyer Services
After our first meeting to discuss what the perfect home for you is. We will set you up to receive daily emails of anything that fits that description and is new on the market. This will ensure that you have the opportunity to be one of the fist people to see a home you like. Or even a home that you loved but was just out of your price range. If that property has a price reduction and is now in your price range. You will receive it in you email in box. You let us know when you see something you like and we will get you in ASAP.
Once we have written the offer on the home you select, We, as your buyer's agents, will negotiate the sale for you with the seller or other real estate agent. By handling the negotiation for you, a comfortable buffer between you and the seller is formed. During the negotiation process, We all will work together to get you the best purchase possible.
Our service for you will only begin once we negotiate the sale. We manage the whole process for you, including:
- Ordering proper inspections for your review and approval.
- Coordinating any needed repair work.
- Obtain a preliminary title report for your review to determine the condition of the title to the property.
- Working with your lender to obtain bank appraisal for your property.
- Reviewing closing appointment at your convenience and accompanying you to the closing.
- Arranging for the transfer of possession to you.
